Wake Farmers Use Preservation as Development Presses

WAKE COUNTY, N.C. — As development expands across Wake County, some farmers are enrolling in farmland preservation programs to keep land in agriculture and pass family farms to the next generation while developers push higher offers for acreage with utilities attached.

Farmers describe stacked pressures that include drought, higher diesel and fertilizer costs, shrinking available farmland and rising land values. On a family farm in Fuquay-Varina, one grower said roads that once felt sleepy now carry steady traffic and that prime land with utilities can draw offers between $100,000 and $200,000 an acre. Near Rolesville, a fifth-generation farm growing wheat, soybeans and tobacco has enrolled in farmland preservation programs at the county, state and federal levels after watching neighboring farms sell as owners age.

During the September State of the County address, Wake County leaders said preservation efforts have protected 407 acres of farmland across several farms. Growers argue open working land costs the county little in services compared with dense residential build-out, and that once farmland converts to subdivisions it rarely returns to crops.

Fuquay-Varina appears among towns served by the Wake County Public School System in local education listings, underscoring how the same county growth wave that fills classrooms also presses farm edges. Wake County Public School System remains a major local employer, and the county agricultural fringe around Fuquay-Varina and Rolesville sits inside that same growth pattern that is pushing land prices higher.

Farm operators say buying replacement acreage inside Wake County is often uneconomical at current prices, which is why some look to cheaper counties while others lock in preservation contracts to keep what they still farm.
